Our services

Stage 1 – Clients Brief/Feasibility

We begin every project with a clear understanding of your goals, site potential, and planning context. Early-stage concept development includes spatial layout studies, material inspiration, and design mood boards to define the creative direction.

For commercial or branded environments, we embed your identity into the architectural language — from signage and materials to spatial flow and customer experience.

Stage 2 – Design Establishment

Once a concept is agreed upon, we develop it into a refined design approach and budget costs.

Stage 3 – Planning Applications & Listed Building Consents

We manage the full planning process — including pre-application advice, full submissions, and listed building consents. Our team prepares all supporting documents, from design & access statements to heritage impact assessments, and liaises directly with planning officers.

We identify and manage all required technical reports (e.g. transport, ecology, daylight/sunlight, sustainability). Working with trusted consultants, we ensure seamless integration of their input into the overall design and planning strategy.

Stage 4 – Technical Design

We take the approved concept and develop it into a fully coordinated design. This includes detailed layouts, elevations, material specifications, and coordination with structural, MEP, and other specialist consultants.

  • Clearing Planning Conditions

Post-approval, we handle the discharge of planning conditions, preparing all necessary documentation and liaising with local authorities to keep your project on track.

  • Technical Drawings

Our technical drawing packages are clear, comprehensive, and build-ready. They include detailed plans, sections, elevations, and construction details — fully coordinated with engineering and services drawings.

  • Building Regulations Consent

We manage Building Control approvals, submitting technical information, coordinating with fire and energy consultants, and responding to any queries — ensuring your design meets all statutory requirements.

Stage 5 – Tender Action

Send out detailed drawings and specifications to Contractors and Specialist sub-contractors and suppliers. Agree successful results and award contracts.

Stage 6 – Site Administration

  • Site Meetings & Reporting

We attend regular site meetings to monitor progress, resolve issues, and maintain quality. Our reports track actions, decisions, and key milestones to keep the project running smoothly.
